Best Fire Door Inspection Software UK (2026 Guide)
Comparing fire door inspection software and apps for UK surveyors. What to look for, key features, BS 8214 compliance, offline capability, and pricing. Updated for 2026.
If you’re a fire door surveyor still using paper forms, spreadsheets, or generic inspection apps, you’re leaving time and money on the table. Purpose-built fire door inspection software can cut your report writing time dramatically and deliver more professional results to clients.
But not all fire door software is the same. This guide covers what to look for and how to choose the right fire door inspection app for your business.
Why Fire Door Surveyors Need Specialist Software
Generic inspection apps (iAuditor, GoAuditor, etc.) let you build custom checklists, but they don’t understand fire doors. They can’t:
- Show gap tolerance hints against the industry best-practice range
- Distinguish between standard fire doors and smoke doors
- Map defect codes to specific components
- Generate a Bill of Materials with labour estimates
- Track doors with QR codes for ongoing compliance
- Handle the 4-step survey flow that experienced inspectors follow
A fire door inspection app built specifically for BS 8214 surveys handles all of this out of the box.
Key Features to Look For
1. BS 8214 Compliance Built In
The software should know BS 8214:2026 requirements natively. BS 8214:2026, the updated code of practice for fire door assemblies, came into force on 31 March 2026, so any tool you choose in 2026 should already reflect it. That means:
- Gap hints: the 2-4mm typical-practice range for head, jambs and meeting stiles, shown as you measure; for the threshold, a prompt to check the door’s evidence
- Component inspection checklists aligned with BS 8214 guidance
- Fire rating categories: FD30, FD60, FD90, FD120 (and smoke-rated variants)
- Evidence first: a prompt to check the door’s own datasheet or Field of Application, which outranks any general figure
One thing to be wary of: software that decides pass or fail for you. The competent person on site is the one making that judgement (RRO 2005 Art 18(5)), and a general tolerance is only a fallback where the door has no evidence of its own. Good software shows you the reference figure and records your decision — it should never make it for you.
If you have to manually configure pass/fail thresholds, it’s not fire door software — it’s a generic tool with extra steps.
2. Works Offline (Non-Negotiable)
Fire door surveys happen in basements, plant rooms, stairwells, and converted buildings with thick walls. Mobile signal is unreliable. Your fire door inspection app must work with zero internet connection:
- Complete full surveys offline
- Capture and store photos locally
- Auto-sync everything when you’re back online
- No data loss if you lose signal mid-survey
If the app needs internet to function, it will let you down on site. This is the single most important feature for field inspectors.
3. Photo Evidence
Every component inspection should support photo capture:
- Photos timestamped automatically
- Linked to specific components and defects
- Embedded directly in PDF reports
- Compressed for efficient storage and upload
Clients and insurers increasingly expect photographic evidence for every defect. Your software should make this effortless, not an extra step.
4. Professional PDF Reports
The report is what your client pays for. It should be:
- Branded with your company details
- Door-by-door breakdown with clear pass/fail status
- Gap measurements displayed visually with traffic light indicators
- Component inspections with defect descriptions and photos
- Generated instantly — not hours of typing after a site visit
If you’re spending evenings writing reports, your software isn’t working hard enough.
5. Bill of Materials (BoM) Generation
Pricing remedial works is often a separate job that takes hours. Good fire door survey software captures defect details and repair specifications during the survey, then generates a BoM automatically:
- Material quantities per door
- Labour time estimates
- Cost calculations
- Excel export for clients and suppliers
This turns a single site visit into a complete survey report AND remedial quote.
6. QR Code Door Tracking
Modern fire door compliance increasingly uses QR codes on individual doors. Each door gets a unique code that links to its latest inspection results, fire rating, and compliance status.
This supports the Building Safety Act 2022 Golden Thread requirements and gives building managers instant access to door information by scanning the QR code — no app or login required.
7. Multi-Door Efficiency
Volume matters. A fire door inspection app should help you survey more doors per day:
- Quick Add doors on site (no pre-registration needed)
- Fast data entry with smart defaults
- Auto-save so you never lose work
- Batch QR code printing
The difference between 30 doors/day and 50 doors/day is significant for your bottom line.
What About Generic Inspection Apps?
Apps like iAuditor (SafetyCulture), GoAuditor, and similar platforms are powerful general inspection tools. They work well for many industries. But for fire door surveys specifically, they have limitations:
- No fire door gap hints — no tolerance reference at the point of measurement, and no prompt to check the door’s own evidence
- No component-defect mapping — generic checklists don’t link defects to repair actions
- No BoM generation — pricing remedial works remains a manual process
- No QR door tracking — you’ll need a separate system for ongoing compliance
- Setup time — building a comprehensive fire door checklist from scratch takes hours, and you’ll need to maintain it yourself
They’re good tools, but they’re solving a different problem.
Choosing the Right Fire Door Inspection Software
Questions to ask before committing:
- Does it work offline? Test it in airplane mode. If features disappear, walk away.
- Does it understand fire doors? Tolerance hints should appear as you measure — but the judgement must stay yours, and the door’s own evidence must outrank any general figure.
- What does the PDF report look like? Ask for a sample. If it looks like a form printout, it won’t impress clients.
- Can it generate a BoM? This saves hours and wins you remedial work.
- What does it cost? Per-user pricing is standard. Watch for hidden fees (per-report charges, storage limits).
- Is it UK-focused? Fire door regulations are UK-specific. Software built for the US or Australian market won’t cover BS 8214.
Getting Started
The best way to evaluate fire door inspection software is to use it on a real survey. Most providers offer a free trial — take advantage of it.
Start with a small site (10-20 doors), run your normal survey process through the app, and compare the output with your current method. The time saving on report writing alone usually makes the decision obvious.
Frequently Asked Questions
What is the best fire door inspection software in the UK?
The best fire door inspection software for UK surveyors is purpose-built for BS 8214, works fully offline, generates a professional PDF report instantly, and produces a Bill of Materials so you can quote remedial work. IgnisTrack does all four: it is aligned with BS 8214:2026, works with zero signal, finishes the report the moment you submit, and auto-generates an itemised remedial quote. Generic inspection apps like iAuditor cannot show fire door gap measurement hints, map defects to components, or generate a Bill of Materials.
Do I need specialist fire door software, or will a generic inspection app work?
Generic inspection apps (iAuditor, SafetyCulture, GoAuditor) are checklist builders with no understanding of fire doors. They cannot show fire door gap measurement hints, distinguish smoke doors, map defect codes to components, generate a Bill of Materials, or track doors with QR codes. You build and maintain the entire fire door checklist yourself. Specialist software like IgnisTrack handles all of this out of the box, which saves setup time and prevents missed compliance checks.
Does fire door inspection software need to work offline?
Yes. Fire door surveys happen in basements, plant rooms, stairwells, and thick-walled buildings where mobile signal is unreliable. Offline capability is the single most important feature for field inspectors. The app must let you complete full surveys, capture photos, and avoid data loss with zero internet, then sync automatically when you are back online. Test any app in airplane mode before committing.
How much does fire door inspection software cost in the UK?
Most fire door inspection software uses per-user pricing. IgnisTrack starts at GBP 49 per user per month with volume discounts (GBP 45 for 2-4 users, GBP 40 for 5-9, GBP 35 for 10-19) and a 15% discount for annual billing. Every plan includes a 14-day free trial with no credit card required. Watch for hidden fees in other tools such as per-report charges or storage limits.
